Logistics centers attract investors

A leading real estate consultancy, CBS International, brokered the biggest investment transaction in logistics market in Serbia

One of the most progressive and fastest growing real estate market segments, which even in the altered circumstances caused by a pandemic has shown the greatest resilience, is definitely logistics and industrial market.

Moreover, it is for this very reason that the first registered investment transaction in Serbia during the pandemic was in the segment of logistic centers.

The leading real estate consultancy CBS International, part of the Cushman & Wakefield Group, brokered this very important acquisition, which puts Serbia on the map of key international investors in capital markets, with highly alluring yields, not just in the logistics market, but also in office and retail markets.

Namely, one of the leading real estate investors in Serbia, the company BIG CEE, part of the BIG Shopping Centers Israel, which currently manages 59 shopping centers worldwide, including 27 shopping centers in the USA and 7 in Serbia, acquired logistics and distribution complex, which is the headquarters of Kuehne Nagel in Serbia, the global leader in logistics, which has been operating in Serbia since 2002.

Strong market positioning of the company Kuehne Nagel lies in sea logistics, air logistics, road logistics, with a clear focus on high value-added segments such as IT-based integrated logistics solutions. Within the Serbian headquarters complex, there is also a shared services center of the company for this part of the world.

The logistics complex spreads over 17,000 sq m, being in long-term lease, located in the industrial zone of Belgrade, at the border of Dobanovci andUgrinovci areas, on the land lot hosting the complex which grew with the company’s business activities from 2007 onwards, while still allowing for further expansion of the facilities, which the new owner will support with future investments.

CEO of the investor company BIG CEE, Robert Yahav, stated: “I’m very proud of the fact that, after numerous investments we made primarily in the retail segment – in shopping centers and retail parks, we have further strengthened our already significant portfolio in Serbia, with this new investment in the industrial and logistics market.”

The Director of a domestic construction company Kokir Gradnja, which developed the logistics center, Milan Kokir, commented: “We’re very honoured to have found a partner recognizing the significance and a potential of this modern logistics complex, who will further continue to expand and develop facilities in line with the needs of the tenant on the remaining part of the land lot.”
